Here are some questions you should ask before choosing an agent:

1.    Are you a Full Time Dutchess County Real Estate Agent?

Yes I am. I have over 30 years marketing and sales experience. I work very hard at being one of the best in the business. I will be here to help and guide you through the many steps to buying or selling your home. I even come to the closing.

2.    Is someone always available to answer the Weichert Office Phones?
Yes, even beyond normal business hours, our office has agents assigned to answer the phones. Monday thru Friday our phones are manned by two agents from 8:30 AM until 9:00 PM. On Saturday and Sunday they are manned from 9:00 AM until 5:00 PM.
 
Some offices will tell you they monitor their phones; but when you call to make an appointment during the week, and especially on weekends when buyers are most active, you get an answering machine. Homeowners often loose an opportunity to sell their home, because of this poor service.

3.    What happens if someone calls to view my property and you're not available?
I work with a team of agents. Some offices only let the listing agent service a buyer interested in that agent's listing. They do this so that agent doesn't loose some of the commision income from the sale. That can create a serious conflict of interest. The listing agent is often not available. They can be unavailable, because they are showing homes to clients, out with friends, on vacation, etc.        
       
Weichert feels protecting the seller's interests by providing immediate service to a buyer, is more important than protecting the interests of the listing agent. Every Wednesday, the agents in our office are expected to visit our newest listing. We are all familiar with each other's listings and able to help a buyer when they call to see your home. Buyer's are taken care of at their convenience, not ours. 

4.    Is my home in your primary service area?
My Weichert office is in Fishkill; close to the Newburg Beacon Bridge. We are central to all the areas of Dutchess and Putnam County; and the eastern portion of Orange and Ulser Counties. Because of our location, we get plenty of walk in traffic from out of town people looking for a home in the Dutchess County real estate market. It's a great location for helping our clients sell their home in Dutchess County. We also sell hundreds of homes in the other counties in the Hudson Valley, every year.

5.    How will you market my home?
T.V. and print adds are very ineffective today. Most people start their home search on the internet. That's why I've devoted a great amout of time and effort developing so many real estate web sites; including this site, DutchessCountyRealEstate.net. Yet, my web sites are only a small segment of the marketing I provide for my clients.
       
I also belong to four seperate multiple listing services; the Mid Hudson Multiple listing system which serves the Dutchess County Real Estate Market; the Westchester MLS, which serves the Westchester and Putnam County real estate market; the Greater Hudson Valley MLS, which serves Orange County; and the Ulster County MLS.

These are the search engines used by over 10,000 local agents to find homes for their clients. Your home will be listed in each of the mentioned MLS systems that will draw buyers to your home.

I also subscribe to Realtor.com. Your home will be in their web site, as well. It's one of the most visited web sites in the country.
       
In addition to my personal marketing, my internet presence with Weichert Realtors is equally extensive. Their marketing program is intense. Besides our Open House Program, your home will be shown in the New York Times web site, Wall Street Journal web sites, and over 50 addition real estate marketing web sites.
       
It will also be in the Weichert.com web site that gets over 2.5 million visitors a month. 30 receptionists monitor the Weichert site and contact a buyer as soon as they show interest in your home. That buyer is then put in touch with an agent.
