If you needed a knee or hip replacement, would you go to your family doctor, a General Practitioner, to complete the surgery? I don’t think so! Wouldn’t you make every effort to find a doctor who specialized in this type of surgery; and has a reputation for being one of the best in his profession? Shouldn't you give the same consideration to picking a realtor.
Picking the right realtor is critically important to getting your home sold quickly, and for the highest possible price. Yet home owners constantly use all the wrong reasons, to select the realtor they are trusting to sell their most valued possession – their home.
They choose a friend and family member with limited marketing capabilities; or a realtor who is desperate for business and charges the least for his or her services; or a realtor who uses the common tactic of saying they have a buyer for their home, when they don’t; or the realtor who deceives them into believing they can get more for their home than it is really worth.
It is important to know, Not all REALTORS are the same. Some are better at, and prefer to work with buyers. Some specialize in working with sellers. Many realtors will take ANY business, just to HAVE business!
Some agents, like me, received the special training to serve the needs of both buyers and seller. However, developing and maintaining an effective marketing program for my seller’s requires a great deal of time and expertise.
Even though I have the necessary training and experience; I don’t have the time to work with many buyers. I have a team of “Buyers Agents” in my office who service the many buyers who visit my web site looking for a home. I concentrate on caring for the needs of my clients, who have entrusted me with the responsibility of selling their home.
In a depressed economy, it is very difficult to sell a home. It requires extensive marketing and marketing skills; and many expenses that are not incurred when you work with buyers. As a consequence, it seems that the majority of realtors prefer to work with buyers. In fact, many realtors SPECIALIZE in working with buyers… NOT Sellers!
They are referred to as “BUYERS AGENTS”. Many have special training that teaches them how to serve the needs of buyers. Anyone who has completed the special training to help a buyer will have the ABR designation after their name. It stands for Accredited Buyer’s Representative.
If you were purchasing a home, you might choose to hire an agent who specializes in working with buyers. However, if you’re selling your house, doesn’t it make sense to hire an agent who specializes in working with sellers?
I have over 20 years of marketing and sales experience. I am also extremely knowledgeable about internet marketing. My internet marketing is unmatched by most realtors. I developed 34 real estate web sites. I showcase my client's homes where 90% of all buyers search for a home today - on the internet. Between 3,000 and 4,000 people searching for a home in Dutchess County, visit my web sites every month.
To enhance my real estate markeing skills, I also completed the Graduate Realtor Institute and have the GRI designation. The Graduate Realtor Institute provided the in depth training needed to raise my level of professionalism; and gave me the tools needed to excel at helping my clients sell their homes. I have an awsome marketing program that gets results. I constantly sell homes, other agents were unable to sell.
Your home didn't sell. Do you know if your previous agent, a ‘General Practitioner’, or a ‘Specialist’? If they were a designated ‘Specialist’, were they a buyer specialist, ABR; or a seller specialist, with the GRI designation. The industry has produced many buyer specialists; but very few seller specialists.
With so much at stake, don’t you think, as a Home Seller, you should get the best results by hiring an agent who specializes in serving Your needs? I do.
The Best Results are Obtained When You Hire a ‘Specialist’
