How Today’s Home Buyer Looks For A Home

 

What a difference a few years make. In the past, gaining timely access to desired information was far more difficult. Real estate agents were often unaware of homes listed with other brokers; and were usually limited to showing homes listed in their own office.

 

People interested in purchasing a home were forced to rely on information culled from multiple agents; and what they were able to find on TV, in news papers, and the many realtor magazines that were in every office.

 

Well those days are over. Computer and the internet totally changed the way we gather information. People are buying a computer before they own a television. Everyone is tuned in to the new technology age. The real estate industry is no exception.

 

The marketing techniques of the past are no longer effective, even though some realtors still use them. The internet has replaced newspapers as the main source of information. It has certainly changed the way people search for a home.

 

The National Board of realtors tells us that close to 90% of all home buyers now use the internet to search for a home. The largest real estate companies, in all major markets, have eliminated newspapers as a means of marketing their listings.

 

It’s easy to understand why. The main purpose of a homes magazine is to market the agent, not the house. The information found there is often obsolete; and many of the houses are no longer available.

 

A far more effective option . . . in less than a minute, you can go to your computer, narrow down your search to exactly what you are looking for, and see everything that’s available, that matches your needs. You get all the details, including multiple pictures of the inside and outside of the home.

 

That’s how today’s home buyer looks for a home.

 

If this is true, wouldn’t you agree that the real “First Impression” a potential home buyer gets of a home that’s for sale, is by the quality and number of photos on the internet, and the quality of the marketing material used to market the home?

 

Home buyers look on line, and eliminate what they have no interest in seeing. They will only look at homes in person, when they see something they like on line. It eliminates buyers wasting your time looking through your house, when they wouldn’t have bothered if they had seen the inside first.

 

The good news is that most of today’s home buyers are already “Pre-Screened” by the internet. Buyers who have seen a beautiful photo presentation of a house on line, and like it enough to schedule an appointment, are usually already very serious about the house they want to see in person.

 

If it isn’t easy to find on the internet, or it doesn’t have any pictures, or not enough pictures, or worse yet, poor quality pictures, (as many houses do) it will either be passed over completely, or looked at negatively by most potential home buyers, as well as other agents.
