Many homes do not sell because of improper pricing. You would hope a homeowner would choose an agent based upon the agents marketing program for selling their home, instead of a promised high selling price. Unfortunately, this is often not the case. The desire for a higher selling price often results in an agent being chosen for the wrong reason.

The listing price may be a starting point; but the market alone determines the value of a home. To acquire a listing, many inexperienced, or dishonest agents, will tell a homeowner they can sell their home for far more than market value. They take the listing hoping the homeowner will lower the selling price, when they discover no one is coming to see their home.

This tactic gives the seller unrealistic expectations. It often takes time for the homeowner to accept the fact they will not be selling for a promised fictitious number. This usually delays the sale of their home. The delay in finding a buyer often results in a home being sold for less than market value. It may cause a homeowner to give up trying to sell, thinking they cannot get a fair selling price for their home.
